Often I cruise YouTube when I’m eating lunch at my desk. The other day I found an interesting video from Belinda Carr titled The Hypocrisy of Being GREEN.
As I’ve discussed here before, I strive to sell Green that Saves Green, i.e. I’ll sell you a green option if it saves you money, not just greenwashing. I could very much identify with her comments towards the end about things that are added to projects to get green points on a score sheet that are actually wasteful and don’t advance any value to the building. If you’ve got 10 minutes to take a look, I think it’s worth listening to her explanations. She has some good points.
One of the things that IHCDA wanted to see in our RHTC application for The Paddocks Apartments was a Sustainable Landscape Plan. We chose to meet NGBS Silver status for this project.
To help us with this, we contacted Chris Kline, Sustainability Manager, at Cardno. I have personally worked with Chris and Cardno in the past on various projects through my association with the Lake Maxinkuckee Environmental Fund. Chris brought in Christine Dittmar as the project manager. We had several conversations regarding our goals and preferences including a couple of site visits and several plan reiterations. The current version is what you see below.
The key is a bit hard to read at this scale, so briefly: Green is standard lawn turf. Dark green is a low-mow fescue similar to what you would find in the rough of a golf course. The orange area is a prairie buffer between The Paddocks and the adjacent property. The pink is a detention pond planted as a pollinator garden with native wild flower plants that will have rotating blooms. The dark purple at the top is another detention pond which will have a variety of native plantings that can tolerate the fluctuation of water associated with the pond.
The goal was to have the best of both worlds here. Because this complex is geared towards families, we wanted adequate areas of turf where children would have the opportunity to play. These areas of turf are also used to border the native, naturalized areas, thus giving them definition. In some of the transition areas, we have included fruit trees for interest. Signage will be included to explain to residents and passersby what they are seeing.
Along with the turf recreation areas, Cardno has included a natural playground area, a fire pit and a community garden. An area for a second community garden has been set aside if a second is warranted; otherwise it will remain another area of turf.
We asked Chris to include a presentation to the Culver Town Council which was made at the May 12th meeting via Microsoft Teams. Since this was an online presentation, We also requested that it be recorded to be shared. The presentation to the Council was abbreviated in order to be cognizant of their time, but the long version was recorded here:
It will be interesting to see this come to fruition. We expect the majority of this landscape to be in place yet this year as the site work wraps up. The first units should be available for rent sometime late this summer.
I’ve been remiss on posting tips lately. There has been a lot going on! With the construction underway on the Sand Hill Farm apartments, I thought I would share a few simple sound proofing solutions we are using on this project. Most of these are green solutions as well as sound proofing.
2′ Stud Spacing:
First, we have used 2′ spacing on studs wherever possible. On the green side, every stud removed from the project is a savings of cost and and material. Literally hundreds of studs were removed from the project through this reduction of studs as well as doing things like using California Corners. Sound travels more easily through hard surfaces. By eliminating the number of studs we’ve eliminated the sound transfer points. On the exterior, this has the other benefit of allowing more insulation. Just as the studs transfer sound, they are more efficient at transferring heat. Every stud removed is one less heat transfer point as well. That stud space is filled with insulation. We are using 2×6 exterior wall framing which allows for additional insulation.
On the inside, it is more directly sound transfer. We have continued to use 2′ centers wherever possible. This helps sound transfer throughout the building.
In the walls between the units we are not only using 2′ centers, but we are using a staggered stud wall. This is done by using 2×6 top and bottom plate and then staggering the studs from one side to the other every 12″. In the picture to the left, you can see the green (treated) 2×6 base plate and the staggered 2×4 studs attached to it. This effectively give you 2′ centers on each side and reduces the direct connection for sound transfer to the top and bottom plates. We will then weave sound batt insulation between the studs for additional sound deadening. There are a few exceptions where a 2×6 column is required, but in the majority of these adjoining unit walls, the staggered stud configuration is continuous.
Open Web Floor Trusses
The floor trusses between the first and second floor are open web trusses. Using open web trusses reduce those hard service transfer points that you would have with standard dimension lumber or even with I-joist. The other advantage to the trusses is we can increase the spacing from the standard 16″ spacing used for solid wood to 19.2″ on centers. Sound batt insulation will be placed between the trusses to further reduce sound transfer.
Before the drywall is installed on the ceilings, we are installing sound dampening channels. These are Z shaped channels that run perpendicular to the floor trusses. The changes the hard surface connection to just the 3-4 square inches at each channel to truss connection. The Z shape of the channel allows some minimal flex which again will absorb some sound.
5/8″ Drywall Walls
Normal residential construction would have 1/2″ drywall on the walls and 5/8″ drywall on the ceilings. We are using 5/8″ drywall throughout. The additional mass will not only provide a more durable surface when spanning the 2′ stud spacing, but it will also help reduce sound transfer.
Sound dampening Underlayment
All of the floors on the second floor will be laminate. This was chosen after talking to several realtors. The number of people having allergy issues has increased and this has increased the popularity of hardwoods and laminate floors. Hardwood floors tend to transfer sound though. Laminates reduce that. We have chosen a laminate plank flooring that will simulate a hardwood look, but absorb more sound. In addition to this, using this material allows us to put down a sound dampening underlayment beneath the laminate planks adding one more layer of sound protection. This system has the added benefit of being nearly impermeable to water.
As we all know, this winter has been challenging to say the least. Four 50+ degree swings so far this year. Despite that we’ve muddled along and made some progress at the Sand Hill Farm site. Most of the work has been underground, but as of last Friday, wall panels have begun to stand up on the building pad. We;re now in 3D! The erection crew worked over the weekend and about half the first floor is framed. At this rate they will make quick work of things and we’ll be weathered in before we know it.
In the picture you can see that the first three panels at the Southwest corner are in place. The panels are 2×6 framing with OSB exterior sheathing. The 2×6 framing allows for additional insulation. The 2×6 studs are on 24″ centers to reduce the areas of heat transfer for energy efficiency. California Corners (Green That Saves Green 101) were used to increase insulation as well. The window and door openings are pre-framed, so once the panels are up and the house wrap is installed, the fenestrations (our big word of the day) will be filled quickly too.
Note the fire hydrant in the lower right of the picture. The main water lines are in place as well. We have a fire hydrant waiting on the Town to bring water to it. My understanding is that the street and utilities project should go out for bid within 2 weeks with bids due in around 6 weeks. We’ll be needing that soon! They’ve promised installation by the 1st of June.
The building will be sprinkled, so we already have the riser in place in the maintenance room for fire protection. Rough-in for that will begin once framing is complete so we can get things placed prior to drywall installation.
It’s great to see things coming together after some of the earlier struggles.
As the hype grows, I’ve been thinking about the solar eclipse on August 21st. Thanks to Waffle House, I found this handy map (see right) in case you want your eclipse viewing “Smothered & Covered”. I heard on the radio that Krispy Kreme was planning competing events. Chocolate Glaze! Unfortunately, Indiana will be mostly bypassed for the total eclipse. We’ll only get a side view. That should still be cool and weather permitting, I’m sure I’ll step out side to check it out.
My friends around Atlanta are planning parties and events. Any excuse for a party and a day off work, right? The University of Georgia is planning a party in Sanford Stadium. (Article here) Do you tailgate for an eclipse? Knowing the Bulldogs, the answer to that will be a resounding YES! Ha!
One of the other interesting tie-ins I saw was with the Nest thermostats. I’ve talked about them before here. They’ve been through a few updates since then and I chose to install one in my home. So far I’ve been pleased. More than similar devices, I have observed Nest really trying to make the green connection and not just personal energy cost savings. They send out a report on how many “leafs” you earn each month for energy savings along with a comparison to other Nest owners. There is a running total on their website showing their estimate of how many Kwh of energy that has been saved by their devices.
The tie-in to the eclipse is that in their blog, Nest repeats a report that suggests the solar eclipse, as it blocks out solar panels, will reduce green energy production by as much as 9,000 MW resulting in traditional systems coming back on line to pick up the slack. “At Nest, we think of these high-demand times on the energy grid as rush hours.” They suggest that if you opt in, their thermostats will automatically cool your home a little extra before the event so that it can reduce the load during the event. Personally I think that’s as much marketing as an actual need, but it’s still an interesting concept and it’s another reminder of how the Internet of Things continues to find new ways to work for us.
For those of you in Culver, there is going to be presentations this Saturday at the Culver Union Township Public Library at 10:30 and noon talking about the eclipse. (The noon event was added after the flyer came out.) Dr. Angela Meyer from Culver Academies will give the presentation. Those that attend will receive NASA approved viewing glasses for Monday’s eclipse. This should be an informative event!
Maybe I’ll see you out in the semi-darkness on the 21st. That is if I don’t accept an invitation to go to Atlanta and get the full effect! While I doubt this will be any kind of life changing event, it is one of those cool and rare physical phenomenons of which we should all take advantage. Hopefully for most of us it’s not literally a once-in-a-lifetime event, but it is pretty rare… And unlike most astronomical events, you don’t have to get up in the middle of the night to see it! Bonus!
